Choosing a listing agent is the most important decision in the home selling process — and the one most often made on the wrong criteria. Here is what actually matters, and what to watch out for when interviewing agents in Kitchener, Waterloo, and Cambridge.

Most sellers in Ontario choose a listing agent based on one of a small number of factors: a personal referral, the agent who suggested the highest listing price, or the one with the lowest commission. All three can lead to a poor outcome. Here is how to avoid the most common traps.

Mistake 1: Choosing the agent who quotes the highest price

The practice is called "buying the listing" — an agent suggests an unrealistically high listing price to win the listing, knowing the seller will eventually need to reduce. The seller is flattered by the high number, signs the agreement, and then spends months watching the price drop while the home accumulates days on market.

When interviewing agents, ask each one to show you the comparable sold data that supports their suggested price. If an agent cannot point to specific recent sold homes that justify the number, the number is not justified. Ask what happens if the home does not sell at that price — the answer tells you a lot.

Mistake 2: Choosing based solely on commission rate

Commission rate and commission value are different things. An agent who charges a lower rate but produces a lower sale price may cost you significantly more than an agent at a higher rate who negotiates harder and markets more effectively. The commission is a percentage of your sale price — a 1 percent difference in commission is typically much smaller than a 1 percent difference in the sale price you achieve.

This is not an argument to ignore commission entirely. It is an argument to evaluate the full picture rather than making a decision based on one number in isolation.

Mistake 3: Not asking about the specific marketing plan

Every listing agent will tell you they have great marketing. The right question is: what specifically will they do for your property? Ask for details: Will they use a professional photographer or their phone? Will they run digital advertising — on what platforms, to what audience? Will they hold an open house? Will they reach out to buyer agents in their network? The answers separate agents who have a real marketing system from those who list on MLS and wait.

Mistake 4: Choosing on familiarity rather than fit

Choosing an agent because they are a friend, neighbour, or family member is understandable — but professional real estate transactions are not the right venue for obligation-based decisions. If the person you know is a strong local Kitchener Waterloo listing agent with a track record of sold homes in your neighbourhood and a clear marketing plan, that is excellent. If they are a casual acquaintance who got their license two years ago and does one or two deals a year, choosing them for obligation's sake can cost you tens of thousands of dollars.

Mistake 5: Not checking recent local sales history

Local knowledge is not the same as general experience. An agent who is active in your specific neighbourhood — who has sold homes on your street or in your area in the last year — brings a level of comparative data and buyer network access that a generalist cannot match. Ask agents you interview: How many homes have you sold in this neighbourhood in the past 12 months? What did they sell for relative to the list price? How long did they take to sell?

What to actually look for

  • A pricing recommendation supported by specific comparable sold homes in your neighbourhood
  • A clear, written marketing plan with specifics on photography, MLS, digital advertising, and open houses
  • Recent, local sales history — not just general experience
  • Communication style that matches how you prefer to be updated
  • Honest answers to hard questions, including what happens if the home does not sell
